How it’s calculated

SDLT is charged in bands, not as a flat percentage of the full price — the portion of the price in each band is taxed at that band's own rate, similar to how income tax bands work, which is why the effective rate on the whole purchase is always lower than the top band's rate. The mortgage repayment itself uses the standard amortization formula applied to the loan amount (purchase price minus deposit) over the chosen term.
